
Start with the essentials
A home that shows well sells faster and for more money. You don’t need to renovate, but you do need to be strategic. Walk through your house as a buyer would: Does the front door make a good first impression? Are the kitchen and bathrooms clean and functional? Is there clutter hiding the bones of the rooms?
Begin by decluttering. Move half the items from your kitchen counters, nightstands, and bathroom cabinets. Pack away family photos and personal collections. Buyers need to imagine themselves in the space, and that’s harder when they’re mentally cataloguing your life.
Repairs that matter
Fix anything that’s obviously broken. A leaky faucet, a cracked window, or a sticky door creates doubt in a buyer’s mind. They’ll wonder what else might be wrong. You don’t need to replace cabinets or update appliances unless they’re actively failing, but worn paint, burnt-out lightbulbs, and stained carpets should go.
In Kelowna, pay special attention to outdoor spaces. Trim overgrown trees, edge the lawn, and power-wash the deck or patio if you have one. Many of our buyers are coming from the Lower Mainland to escape urban density, and outdoor living space matters to them.
The staging advantage
Professional staging is one of the tools included in our listing package for good reason. A stager will arrange furniture to make rooms feel larger, add neutral décor to soften worn spaces, and sometimes suggest that you rent furniture for vacant rooms. If your home is in move-in condition, staging isn’t always necessary. But if it’s lived-in or if you’re selling a lakefront property or acreage where buyers are more particular, it pays for itself in negotiating power.
Photographs and walkthrough
Once your home is ready, professional photography and a 3D walkthrough let buyers decide if they want to see it in person. Twilight photography, in particular, shows off homes beautifully and is worth the cost. Buyers will spend more time looking at your listing online than walking through the property, so invest there.
The timeline from preparation to offer is usually three to four weeks. Some homes move faster, especially in strong market conditions, but taking two to three weeks to get your home ready is time well spent.
